All too often, land trusts face a serious obstacle to closing the deal: a time gap between the availability of funding for a land conservation acquisition and the closing date for the real estate transaction. A good option may be bridge financing (i.e., taking out a short term loan) to make the deal happen. This four-part webinar series is designed to help land trust staff and board members understand the art of financing a project using a wide range of lending options, and to find the right type of lender for the land trust’s culture. Participates will explore best practices in the field to determine whether their organization is on the right path to achieving their financial and conservation goals.
This webinar will explore several loans from start to finish. Emphasis will be on connecting the steps of a traditional real estate transaction to the steps in securing and finalizing a loan, so there are no surprises in the process. Making sure your due diligence practices are in good working order and that you have strategies to cover project cost will be addressed. While you may believe you have a solid plan for replaying the loan, this webinar will help participants develop a plan B and plan C – just in case!
